Yes, you can. We offer flexible payment options, including mortgage financing. The only requirement is a minimum down payment of 30%. We also assist our clients in preparing all documents required by the bank to obtain the mortgage loan.

The process is straightforward: request a quote, have a conversation with our sales team to choose the best option, and once you've selected your apartment, a reservation agreement can be signed in person or remotely via electronic means (email). Typically, the reservation is signed in the early stages of the project, but you can also opt to proceed directly with a preliminary sale-purchase agreement.

The required documents are generally minimal: a valid identity card and civil status documents (marriage certificate and, if applicable, the marital property regime agreement, divorce certificate, or death certificate of the spouse). If you are represented by a proxy at signing, the original power of attorney and the proxy's identity document are required.

If you are not a Romanian citizen, in addition to identity and civil status documents, you will also need a passport and a tax identification number (NIF) from ANAF. If you do not speak Romanian, a certified interpreter is required at the signing.

Cartier Transilvania provides all warranties in accordance with applicable legal requirements: a 3-year construction quality warranty for buildings classified in importance category C (Law 10/1995); warranty for hidden defects in the structural framework, thermal, electrical, and sanitary installations; as well as commercial warranties for construction products and materials, the duration of which is determined by the manufacturer's or supplier's warranty.

Cartier Transilvania is located in the Noua neighborhood of Brașov — a quiet residential area with easy access to the city's main roads, services, schools, and green spaces. The project comprises 208 apartments with 2 and 3 rooms, distributed across modern buildings with quality finishes.

Both for the preliminary sale-purchase agreement (in notarized form) and for the final sale-purchase contract, there are notarial and cadastral costs, which include: notary fees, land registry inscription fees, and any additional charges (marital property regime verification, etc.).

The notary fee depends on the down payment at the preliminary agreement and the sale price at the final contract. Cadastral fees are calculated based on the property value.

At reservation, a one-time amount is paid which is later deducted from the down payment at the preliminary agreement. Cartier Transilvania offers several flexible options:

Full payment at the signing of the preliminary agreement.
Installment payment — 30% down payment at the preliminary agreement, a further installment upon completion of the structure, and the remainder upon apartment handover.
Minimum deposit + mortgage — minimum 30% down payment at the preliminary agreement, the remainder through a mortgage loan.

Yes, site visits are possible, in limited numbers and only under safe conditions with prior scheduling. We want to make sure you can follow the progress of the works while ensuring that access is safe for everyone.

Yes. After handover, the building will be managed by a homeowners' association (HOA), which will handle common area maintenance, utilities for shared spaces, and building administration. The monthly maintenance fee will depend on the apartment size and the services included, and will be established by the HOA after the building is handed over.

The handover takes place after the completion of works, based on a handover report. You will receive: the energy performance certificate, the warranty certificates for equipment and the documentation regarding utility connections.

After signing the contract, you will need to: register the property with the local tax authority (within 30 days), set up utility contracts (electricity, gas, water) in your name, and join the homeowners' association. Our team will guide you through each of these steps.

Each apartment includes: quality ceramic flooring and SPC parquet, thermal and acoustic insulation, aluminum joinery with double-glazed glass, underfloor heating preparation, individual utility meters, a storage room, and a parking space.
